Reykjavik's urban development is influenced by its harbor layout, with the downtown core extending southward. A major highway, Highway 49, has created a virtual barrier, causing slower growth in the city's southern precincts. To address this, bridges were built to connect the university campus across the highway. Demographically, precinct 101 saw significant growth but slowed in recent years, while precinct 104 experienced accelerated growth. In 2019, the government announced the creation of precinct 102, a technology-focused urban center. Reykjavik's waterfront areas face potential sea-level rise challenges.
